Process

Every project is unique but we are consistent in our approach to ensure a successful outcome. We follow the RIBA Plan of Work 2020, which organises the briefing, designing, constructing and operating of building projects.

Below is a summary of work stages we cover, from project inception to completion.


Briefing

For all projects, we offer an initial consultation free of charge. We will take the time to understand your aims and ambitions for your project. It is essential to us that we understand your needs, your aspirations, and the level of involvement you require from us. Together we will review anticipated timescales, budget and any project constraints.  

Through a rigorous understanding of the motivations that drive your project, we are able to come up with design ideas that not only meet your requirements but exceed your expectations. 


Concept

Once the briefing stage is complete, we will proceed with preparation of the design concept. Many key design decisions are made at this stage, which will shape the outcome of the project. 

The concept design stage is the time to test out various proposals and challenge our own ideas for the project. We will provide you with a range of options and help guide you in the selection of the solution that achieves the best fit for you. 

It is an exciting time when early designs start to take shape, and a project 'concept' starts to emerge. The stronger this guiding 'concept' is, the easier it will be to make the right design decisions throughout the project. 


Planning

Once we have agreed on the concept design we will assist you through the planning process, engaging with the Local Authority, neighbours and relevant local or national societies. 

Ahead of making a formal submission we will produce developed design drawings, and commission any surveys and investigations that are required to support a planning application. We always undertake a review of current local and national planning policies and investigate precedents for similar development in the local area. 

Our designs are sensitive to context and we have extensive experience in working with listed buildings and within conservation areas. We have a strong track record of gaining planning permission for complex projects on difficult sites.


Technical Design

Alongside planning permissions we will ensure that further statutory consents, such as Building Regulations approval and Party Wall agreements, are put in place during the technical design phase.

At this stage, we will develop technical drawings and specifications that show how the elements of the work are to be constructed. Once complete, this information will be sufficient for a builder to price the works, leading to greater project cost certainty.

We can assist you in all aspects of the tender process including selection of a builder to construct the design proposals. Alternatively, we are also happy to work with a particular builder selected by you, should you already have one in mind. 


Construction

Once the works are underway on site we keep close contact with the day to day operations to ensure the overall project vision is maintained during the build. We have extensive experience working on existing buildings and are highly skilled at dealing with any unexpected challenges that arise on site. 

We always look to develop long-term relationships with skilled contractors and enjoy adding the final touches to the design through the process of construction. 

Should you decide to use a building contract, we are able to provide contract administration services and deal with your builder on your behalf. 


After Completion

The end of the building works isn't the end of the project for us. We are always here to help and will visit you after completion to ensure you're happy with the project outcome.
